Homes and care provider One Housing is preparing to make a splash in the private care home market through its luxury Baycroft brand.

The newly launched business is set to open its first £10m luxury home in Grays Farm Road, Orpington in August with a further nine care homes and retirement villages in the pipeline in the South East.

One Housing group director of housing care and support Kevin Beirne told Care Home Professional: “This significant investment will make us one of the bigger stories in the South East in terms of being a new entrant.”

The three-floor, 75-bed, Grays Farm Road development will feature a cinema, hair and beauty salon, bar, restaurants and café.

There are a number of unique elements to the home including live ‘jelly fish’ and ‘fish tank’ walls and a children’s entertainment room to make family visits a more enjoyable experience.

Baycroft managing director, Andrew Winstanley said: “It’s about making people feel like they are in a home from home when they are visiting a relative. We need to enable our residents to have quality family time and take the stress out of the experience.”

Baycroft will run the home under an operational lease from development and investment business Octopus with Aura Care Construct carrying out the build.

With a portfolio of more than 40 care homes, Octopus partners with many of the UK’s leading care providers, including Care UK and Barchester and several not for profit operators.

Richard Dooley, development director at Octopus, said: “We source the opportunities and manage the build process as well as provide the funding for the projects. We take all the risk from the development.”
